    Here's a tip. The next time you have to cut heavy gauge wire like that, if you haven't gotten yourself a ratcheting cable cutter, take the cutters you've got and twirl them around the cable as you squeeze them. It will help to cut through the wire more easily. The strands usually have a little bit of spiral pattern to them, so twirl your cutters in the same direction as the spiral.

    You have to staple the installation to the ceiling trusses then you can put up the drywall or whatever you're using as drywall.

      No you need two batteries to use the tool, corded ones last for as long as you need it.

    ITS looking aweeeeeeeeeeesome! What a great job..so clean and streamline. You know never try to tell you what you SHOULD DO, I have on occasion, tell you WHAT I WOULD DO OR LIKE. WELL, seeing you are now getting the electrical to work. IF I WERE YOU, I would first get a mini split or what ever type unit your getting and install it because ITS HOT!!! But that's just , perhaps you take the heat better? I MELT! I WOULD BE UNDER THE HOSE EVERY HOUR ON THE HOUR OR UNTIL I WAS DRY...such is life and nothing feels better than a cold shower on a hotttttttt day! BE BLESSED YOU ALL!

      It was an old tree and any growth that low wouldn't be noticeable. Doesn't need to be redone each year.

    I have a question, I want my walls more sturdy , what should i do to make it where I can hang framed pictures and they not tare my wall apart or the picture fall off.

      That's just the nature of drywall. There's not much you can do unless you replace it or cover it with something stronger. Sorry! In the old days people would have picture rails, a piece a trim along the wall to hang pictures from. Maybe you could get creative or just find some good drywall anchors.

    I remember being a young kid in one of those tiny mobile home bedrooms. I was thrilled when we moved. You guys are good with small space functionality like this when you get to plan from scratch. That's a difficult skill. The only thing I'd change is a slightly larger table space because I do craft things and game nights, but no real complaints at all for a unit that's going to be used for profit. One wall galley kitchens are underutilized in American spaces. You see them outside the US a lot, but for some reason even small homes in the US feel the need to wrap cabinets around something enclosing in the space.

      The living room would be the best room for games/crafts/puzzles. Much more room in there. Yea, galley kitchens are definitely underused and oftentimes looked down upon in the USA, but we like them :D

    My life long bestfriend and I went into together and bought a 10 acre piece of land on Lake Conroe Texas that had a older 12x60 mobile home, No idea what year it was manufactored. Over Memorial day weekend we drove down and gutted it, walled up both ends 3"' apart, boxed in the frame ends and cut it in half and are building 2 12X30 (360 sq ft) tiny homes for retirement, He's going to take 5 acres and half the mobile home and I'm going to take the other 5 acres and mobile home. He's still got a few years before he retires but I'm 18 months away, I retired from the Army after 21 years in 2011 and then started my 2nd career, once I hit my 15th year at work I'm eligible for early retirement and I'm going to take it. I have a little 16 foot travel trailer that I can live in while I go back and forth and build my half. I'm getting ready to take my 2 week vacation and I'm going to spend the entire time down there working on it and should get alot of it done, then I'll go down there most long weeknds and I get a week at the end of the year that we shut down the warehouse to do inventory so that's another week, my goal is to have it completely done and move-in ready by the end of next summer, This summer while I'm down there I'm going to plant some fruit trees and bushes and clear out the area for my garden and start preparing to build my homestead.

      No, we have said multiple times that we will not be renting this home. We have really tried to make that clear because people keep saying or assuming that we are planning to rent. We are not renting. We have no interest in renting this home out. I don't know where that idea keeps coming from.

    How will you prevent anything from coming into that outlet of the washer drain can bugs snakes rodents go through the outlet into the house

      Do you mean coming through the floor drain? The drain gets fitted with a trap seal to keep out all bugs and cold air. Then it gets finished with a drain pipe that leads outdoors with a grated cap to keep out larger critters. And the grated cover on the indoor is a secondary protection. It's air tight from the outdoors but lets water through when needed thanks to that trap seal device.

    Hey Doug, most mobile homes from that era had 100 amp service and the wire would have to be changed when upgrading to 200 amp service the reason I am mentioning it is when they come to inspect it should you ever sell it they will pull the meter and require it to be changed and make it extra difficult in extra steps to be completed to get recertification before new meter reinstalled ask me later how I know this lol so I would check out wire size now to make it easier to pull in if needed than later when all wire in box and walls and finishes are done and maybe looking to get a tenant in there you vetted to be good or a qualified buyer with a loan to close and this could cause your wallet to fly off or lose sleep lol anyways hope your on the good side and it already had 200 amp service before you started just don’t want that to happen to you guys or anybody really everybody knows how much effort you guys put into everything you do to be as good as possible and I’m sure we all want nothing but good things for you and your family and love the progress on the cars and everything

      This home had a 200 amp panel to begin with and the wires are sized appropriately.

    Really looks good. I love the two larger bedrooms in a trailer this size. I hate the usual tiny bedroom that is to small for anybody but an infant. Because the usual window is so tiny it doesn’t even make a decent office.

    The more I see your mobile home layout the more I love it. I love that you actually made that home feel like it was a home and not a trailer. Usually they have those long dark hallways which is always an indicator of a trailer. The layout is great can't wait to see the final product.
